HOA Board Meeting Tonight.

We’ve scheduled a Board meeting for Tuesday night (Feb 9th) at 7pm in the clubhouse. You are all welcome to attend, we will have a few other homeowners present as well (for other issues listed below) and will be reviewing:

1. Our Landscaping ideas/plans for the next 5 years – Kevin met with the City of Westminster today and, overall they like what we’ve done, the direction we’re heading to use less water over time, etc. They have told us it costs $250 to amend our legal document with the city – so they recommended that we give them an estimate of what we plan to do over the next 5 years and that they would give us approval for the whole plan now, and we can make changes as we go. We can be somewhat general on some items and they will give us lee-way and approve them as we go (like retention ponds, etc.). We don’t have to be specific on everything but instead highlight areas we wish to change with some ideas and then they would approve them as we make the final decisions. They had a couple small items that they asked if we would alter so we’ll also discuss those with Kevin.

2. A rental issue will be discussed

3. Latest from Trish – she believes that they may have a loophole that we can petition the state to loosen up some of our “overly restrictive” bylaw requirements – she should have more info for us next week.

4. Discuss door-to-door votes, etc.

5. Discuss mail in ballots for BOD seats

6. Finalize meeting schedule for BOD and Landscaping committee for remainder of year so we can put it on HOA website

7. Review Kevin’s list of “to do” items to also approve and hopefully post on the website

8. Other items that come up between now and then or that homeowners bring to discuss

The bulk of the meeting will be directed towards resolving #3 - #5 above.

4th of July 2009

It was a slightly overcast day that was destined for rain later in the afternoon, but it would hold out just long enough to get in a parade, picnic, games, swimming and a mad dash home, just in time to clear up for the evening fireworks! Susan Flood appointed me onsite as the official photographer...whatever that means :).

Landscaping Committee Digs In!



The VHP Landscaping Committee had many volunteers show up to help re-landscape the entrances of the community. Most showed up shovel in hand to move some dirt and begin construction on the raised flowerbeds. This will help promote the health of the flowers at the entrance which will save the community money and time with replanting.

This is part of a larger plan to improve the appearance of the VHP community entrances. VHP Maintenance Manager Kevin Henault has already reworked the sprinkler system fixing numerous leaks. Kevin has also removed obstructing bushes from view of the VHP signs and helped replace several dead or dying trees.

Additional community landscaping activities are planned, including planting of these flower beds. Anyone interested in getting involved with planning, suggestions/feedback or just showing up with a shovel should contact Glenn Potter (glennpotter@msn.com).

Home Break-In on Harmony Pky

I have been meaning to send this out to everyone for about a week now. Yet another home was broken into (last Tues.) at about 3 pm. The burglars waited until the homeowner was gone (police believe they saw the homeowner leave & close garage door with no other car in the garage) and broke the front door open. They stole the usual stuff along with passports, credit cards, bank statements, etc. The police believe the burglars to be professionals and were probably in and out in 5 mins. or less. The homeowners large lab did not scare them, as it appears that they beat dog away (no serious injuries).

The police asked that the neighborhood keep a look out for suspicious activity and report anything immediately. Also, they recommend locking an exterior storm door if one is installed because they are more difficult to break with out someone noticing. After breaking in the front door, they just closed it behind themselves so that it didn't look suspicious.

Renting your House @ VHP

To the Board of Directors and all residents. I noticed in the covenants, section 9.29, page 26. Occupancy as Owner. Notwithstanding any other provisions of the declaration to the contrary, each Owner shall occupy and use his unit as a single-family residence in compliance with applicable law. Except for the leasing of units by Declarant, rental or leasing of Units is prohibited, unless approved by the Board. My question to the Board is this; Who and what Properties have been approved for Rental or Leasing? I realize the housing market is in the tank right now but I think we would all like to know whos is renting properties around them, just for a security factor. Thanks in advance

Neumann Update

In this past weekend's Sunday paper - the following update was available on Neumann Homes:

Neumann Homes has received bankruptcy court approval to complete homes that are under construction. The court has approved that Neumann Homes can work with the lenders - such that they will transfer title of the home to the lenders (banks). The lenders will then work with Neumann and the customer to ensure that the home is completed and fulfill the contracts. The article went on to say that all lenders, with the exception of Bank of America, have agreed to the program. So the remaining homes in VHP should see some activity in the near future.

I haven't gotten any confirmation from anyone at Neumann when exactly things will ramp back up - but this should get the ball rolling.

They haven't posted any updates on what will happen to people still under warranty and/or how things like the fences that need to be painted on "sold" homes will be taken care of. Also there is no mention of anything to do with the concrete issues several people have had. I think these 3 items will likely end up falling back on the homeowners. I think the bankruptcy court will just allow Neumann to complete the homes under construction at this point.
